Job Summary

The General Manager’s main responsibilities include the overall daily operations and management of the property, as well as all of the activities within leasing, facilities, revenue management, fiscal planning, resident, and community relations.

Essential Duties & Responsibilities:

• Overseeing cleanliness and organization of office and work areas.
• Direct and participate in the daily operations of the property
• Overseeing maintaining of grounds and common areas.
• Overseeing physical appearance of property and model units and “readiness” of model units and common areas.
• Control of keys and access to property and common areas.
• Assist/Oversees in performing move-out inspection and assess charges to resident. Verify that all charges are correct in order to retrieve turn costs.
• Ensure property, facilities and equipment is maintained in accordance with contractual requirements and established policies and procedures.
• Assist/Oversees in preparing vacant units for move-in.
• Assist/Oversees easing duties as needed and approving all new leases
• Maintain a respectful workplace.
• Report time and attendance.
• Initiate and coordinate recruiting activities.
• Manage performance of subordinates.
• Assist in development of staff.
• Approve time and attendance.
• Lead and participate in development and delivery of training.
• Maintain confidentiality and security of access to company data, networks and applications.
• Ensure lease and guarantor agreements and addendums comply with regulations and are properly approved.
• Ensure all lease and related documents are fully executed and proper files are maintained.
• Maintain accurate tenant and lease information in the company’s information system.
• Monitor compliance with lease agreement and take action as appropriate.
• Charge and bill all rents and fees due in accordance with the lease agreements and established policies and procedures.
• Process all receipts in accordance with established policies and procedures.
• Monitor lease expirations and maximize renewals.
• Manage, transfers, move-ins and terminations.
• Report status of leasing on a periodic and as needed basis.
• Maintain current knowledge of competitive and market conditions.
• Assist in coordinating marketing activities.
• Assist in coordinating renewal activities.
• Prepare periodic and as needed reporting of marketing and leasing status.
• Enter information into accounts payable system accurately and timely in absence of Bookkeeper.
• Source, negotiate and procure goods and services in accordance with contractual requirements and established policies and procedures.
• Maintain appropriate documentation in accordance with contractual and regulatory requirements and established policies and procedures.
• Ensure claims and potential claims are reported appropriately in accordance with contractual requirements and established policies and procedures.
• Report incidents in a timely manner.
• Identify and report safety and security risks.
• Maintain a safe community environment for both residents and employees.
• Responsible for implementing and completing a successful turn that ensures resident satisfaction
• Assist with leasing duties as needed and approving all new leases
• Managing staff including; hiring, training, and developing
• Reporting on payroll and employee records
• Maintain the resident database, accounts receivable, and accounts payable records
• Responsible for implementing and completing a successful turn that ensures resident satisfaction
